Handover arrives, and then five things are due at once.
Snagging, the final payment, DEWA, Ejari, a tenant or a mortgage conversion — and for a lot of owners, a residency application. Tell us when your building completes and we'll send each piece about three weeks before you need it.
Building and project name is enough.
Pick any. This decides what we send and when.
- Tell us the completion quarter and the sequence will lay itself out.

Snag before you take the keys, not after
The defects liability period runs from handover, and the leverage you have over a developer drops the moment you sign the acceptance. An inspection before signing is the single highest-value hour in the whole sequence — and the one most owners skip because the completion payment is already stressful enough.
| Stage | What happens | Timing |
|---|---|---|
| Completion notice | Developer confirms the date and issues the final invoice | ~60 days before |
| Final payment | Balance due; mortgage buyers convert from construction finance | 30–45 days before |
| Snagging inspection | Independent inspection, before you sign acceptance | At viewing |
| Key collection & title | Acceptance signed, Oqood converts to title deed | Handover day |
| DEWA & cooling | Accounts opened in your name; deposits payable | Within days |
| Ejari or move-in | Tenancy registered, or you occupy | First month |
| Golden Visa | Once the title deed exists and the value qualifies | After title |
