Why these are built this way
Dubai property marketing is unusually good at the top of the funnel and unusually quiet about the arithmetic. Gross yield gets quoted because it flatters. Service charges get mentioned late because they're the difference between a 7% headline and a 5% reality. None of that is dishonest, exactly โ it's just that nobody is paid to run the other number.
These tools run the other number. If that makes a particular unit look worse, that's the tool working. An investor who understands the net before buying is a better long-term client than one who finds out in year two.
